Under Section 232 of R.A. No. 7160 or the Local Government Code, “[a] province or city or a municipality within the Metropolitan Manila Area my levy an annual ad valorem tax on real property such as land, building, machinery, and other improvement not hereinafter specifically exempted.” Normally, each year's real property taxes or RPT fall due on the first day of January.
However, Section 251 of R.A. No. 7160 provides:
I went to the Taguig City Hall and found that the Assessor's Office is at the ground floor, very near the main entrance. Prepared for the worst, I was pleasantly surprised by how fast the process took.
First, I went through Step 1, when a taxpayer's property is identified via a Tax Declaration.
And then, I proceeded to Step 2, where I was given the computation for the real property taxes I had to pay for 2012, with a 20% discount.
Step 3 was for payment. The cashier accepts cash and personal checks. If you pay using the latter, however, you will not get your receipt immediately. Instead, you will come back after a few days (presumably, after the check clears). There are at least 2 ATMs outside the Taguig City Hall, one of which (Land Bank), is right inside the compound.

ReplyDeleteThat actually sounds high, since R.A. 7160 fixes the assessment levels at 60% if the value is over 10 Million. Might have to check the Revenue Code for Taguig again.
As to its appliation, it means that Taguig will check the declared value of your condo and multiply it by 60% to get the base of the real property tax. After that, the base will be multiplied by 1-2% (I'm not quite sure what is the tax rate for Taguig) and you will get the tax due for the year.

ReplyDeleteI've read other blogs mentioning that residential buildings with an FMV of 750,000- 1,000,000 should have an assessment level of 30%. Our condo unit's FMV is only 999,360.
My wife and I are first time buyers so we are not familiar with Real Property Tax or where we can get legitimate information on the correct amount that we should actually pay.
Rosewood Pointe/DMCI is also charging me the following Real Property Tax for 2009 - 2011 at the following amounts. Are these correct? They seem too big for a 2 bedroom unit. I have copies of the ORs that they paid, who can help confirm if what they are charging me is correct?

ReplyDeleteI have concern regarding the Real property Tax for 2007-2014 actual computed 29k plus last April 30,2014 shown on my statement of account released .but i did not clearly inform about the Due date dates and Penalties .then i get back last August 15,2014 but i really shocked the interest added is 72% within 15 days only ( reached for 17k plus) .please help me to have discount of said penalties even 50% i settle the account for 2007-2011 only amounting to 31,989.00 ....
